Statutory Declarations

We are pleased to assist your clients swear Statutory Declarations for all purposes.

Whether your client is contracting out of the Landlord & Tenant Act 1954 or needs to swear a Declaration of Solvency in order to wind up their company, our simple and quick processes will ensure correctly sworn documents are returned to you quickly allowing your matter to proceed.

Cost: £5.00 for each Statutory Declaration and £2.00 for each exhibit to a Statutory Declaration. A £30.00 plus VAT identity check fee applies in each case.

Certificate Provider (LPA)

We act as a skills based provider with the relevant professional skills and expertise to make a judgement about mental capacity.

We will act as Certificate Provider for your clients where we are able to confirm that the essential characteristics of the LPA are understood by the Donor and that the document is being made free of any undue pressure or fraud.

Costs: £250.00 plus VAT regardless of whether we are able to sign as Certificate Provider. A £30.00 plus VAT identity check fee applies in each case.

Independent Legal Advice

We give independent legal advice across a broad range of property matters including: Occupiers Consent To a Mortgage, Transfer of Equity, Joint Borrower Sole Proprietor, Director’s Personal Guarantee, Bridging Loans and Equity Releases.

This formality often appears right at the end of the application process and can result in delays, additional costs and added stress. Advice offered promptly via Skype/Zoom.

Cost: Starting from £300.00 plus VAT. A £30.00 plus VAT identity check fee applies in each case.

Locum Services

With experience managing a complex caseload including but not limited to: landlord and tenant transactions, development projects, leasehold and freehold commercial and residential properties with minimal supervision our Locum service gives you the cover you need, when you need it.

Able to work effectively either independently or as part of a Property team and, remotely or office based as you require.

Cost: £500.00 plus VAT per day plus travel expenses.

Certifying Charges

We currently certify most forms of documents and confirm that these are a ‘true copy’ of the original including:

Passport
Driving Licence
Utility Bills
Bank Statements
Marriage Certificates
Birth Certificates

Cost: £10.00 plus VAT per document. A £30.00 plus VAT identity check fee applies in each case.

ID 1, ID 2 and ID 5

We can assist you in complying with the Land Registry requirement for the identity of any unrepresented party to a conveyancing transaction to be confirmed.

We can provide ID 1 and ID 2 where we are able to meet face to face and in cases where this is not practically possible, can offer an ID 5 having verified a person’s identity by way of an online video call.

Costs: £200.00 plus VAT per ID form. A £30.00 plus VAT identity check fee applies per individual.
